They are not the same town, and the differences are not cosmetic. One is built around water. The other is built around a mountain and a university with 51,375 students in it. One sells in 36 days. The other sits for 47. One has a mailing address that lies to you about which county you are in, and that lie carries real money. Buyers who treat this as interchangeable pick wrong about half the time and never find out why the house felt off.

Start here, because it is the single most expensive misunderstanding in this comparison.
A Kennesaw mailing address means you are in Cobb County. An Acworth 30101 mailing address means you might be in Cobb County. Or you might be in Paulding County. The post office does not care about county lines, and the mailbox does not tell you which school system, which tax digest, which zoning ordinance, or which assessment calendar applies to you.
This is not a rare edge case. Bentwater carries an Acworth mailing address and sits in Paulding County. Governors Towne Club is Acworth. Some of the Acworth 30101 corridor is Paulding, full stop. Different county, different everything.
Confirm the county on the tax record for the specific parcel. Every time, without exception. The listing may be wrong. The seller may be wrong. The tax record is not.
Price: Acworth vs Kennesaw on the Numbers
The headline numbers are close. What sits underneath them is not.
Acworth’s median sale price was $370,000 in its most recent Redfin reading, up 4.5% year over year, at roughly $192 per square foot. Kennesaw’s median sale price was $360,000 over the three months ending April 2026, up 0.5%, at roughly $187 per square foot.
Ten thousand dollars apart on the median. Five dollars a foot apart on the dirt. If you stopped there you would conclude these markets are identical.
Now look at the list prices. Acworth lists around $390,000 to $395,000. Kennesaw lists around $425,000. That is a $65,000 gap between what Kennesaw sellers ask and what Kennesaw buyers actually pay, versus a roughly $20,000 gap in Acworth. Kennesaw sellers are more optimistic. Kennesaw buyers are not.
Speed: Acworth Moves Faster
This is the difference that matters most and gets discussed least.
Acworth homes sell in about 36 days. Kennesaw homes sell in about 47. That is eleven days, and eleven days is a lot when you are the one paying two mortgages.
Acworth’s inventory is up 29% and it is still turning in 36 days. That combination means demand is real and current, not a leftover from 2021. Kennesaw sold 114 homes in April, up from 106 the prior year, so volume is healthy. It just takes longer to clear.
If you expect to move again within five to seven years, that gap is your exit cost. If you are buying your last house, it barely matters. Know which buyer you are.
The 51,000-Student Difference
Kennesaw has a research university inside it. Acworth does not. This is the biggest structural difference between the two towns and almost nobody factors it in.
Kennesaw State enrolled 51,375 students in Fall 2025, a 7.4% increase, making it the third largest university in Georgia across two campuses in Kennesaw and Marietta. Undergraduate enrollment alone runs over 46,000.
That reshapes the town. It means restaurants and retail that would not otherwise pencil out. It means traffic patterns tied to an academic calendar rather than a commute calendar. It means a rental market with genuine, permanent demand, which matters enormously if you are an investor and matters differently if you are not.
Some buyers want that energy. Some buyers move to Acworth specifically to avoid it. Neither is wrong. Both should know it is there.
Lake Versus Mountain
Acworth is a water town. Lake Acworth sits right at the edge of downtown, and Lake Allatoona, 12,000 acres managed by the Army Corps of Engineers, wraps the northern side. Beaches, boat ramps, dock permits, marinas. The identity is built on it.
Kennesaw is a mountain town. Kennesaw Mountain National Battlefield Park anchors the west side with trails, history, and a view that people drive across the metro for. Different weekend. Different lifestyle entirely.
Here is the practical version. If your weekend involves a boat, Acworth is not a preference, it is the answer. Lake access, dock-permitted shoreline, and Corps-adjacent lots exist in Acworth in a way they simply do not in Kennesaw. If your weekend involves trails and you would rather not own a boat, Kennesaw gives you the mountain without paying the lake premium.
Downtown Versus Downtown
Both have a real one, which puts them ahead of most of the metro.
Downtown Acworth grew out of a railroad town, and the core reflects it: walkable, compact, restaurants and shops on Main Street, and the lake close enough to walk to. The scale is small and intentional.
Downtown Kennesaw has its own historic district, the Southern Museum of Civil War and Locomotive History, and the annual Big Shanty Festival. It also has the university at its back, which gives it more foot traffic and a younger crowd on a Friday night.
Neither is objectively better. Acworth’s downtown is quieter. Kennesaw’s is busier. Go stand in both on a Saturday evening before you decide which one you want to live near.
The HOA Landscape Is Different
Both towns have amenity communities. The character of them diverges.
Kennesaw’s Legacy Park is one of the largest master-planned communities in the area: roughly $650 a year for the master amenities fee, plus a separate mandatory sub-neighborhood HOA on top, four pools, 11 tennis courts, 117 acres of green space, a full-time Activities Director, and a 10% rental cap. Two fees, not one. Budget accordingly.
Acworth’s amenity landscape skews toward golf and gates. Brookstone runs roughly $400 to $900 a year with championship golf. Governors Towne Club is the only 24/7 manned gated private country club in Northwest Atlanta, with Curtis Strange golf and a club initiation running around $30,000 that is entirely separate from the HOA dues.
Acworth also has more genuinely unrestricted inventory near the older core, where midcentury ranches and bungalows predate the covenant era. Kennesaw has some of that too, but less of it.
Schools: How to Actually Check
Here is the honest answer, and it is not the one you want.
Nobody, including your agent, can tell you your school assignment from a city name or a ZIP code. Kennesaw addresses in Cobb can feed Kennesaw Mountain, North Cobb, or Harrison depending on the specific address. Acworth addresses may sit in Cobb County Schools or, if the parcel is in Paulding, in the Paulding County School District, which is a completely different system.
Use the county school locator on the exact street address of the exact house. Not the neighborhood name. Not the ZIP. The address. Attendance zones get redrawn, and a neighborhood that fed one school in 2019 may not today.
If schools drive your decision, run that check before you write the offer, not after. It is a five-minute task that saves a year of regret.
What Buyers Need to Know
Acworth vs Kennesaw is not a question about which town is better. It is a question about what you do on Saturday and what you need from resale.
Choose Acworth if the lake matters, if you want the faster exit, if you want a quieter downtown, or if unrestricted older inventory near the core appeals to you. Pay the extra five dollars a foot knowingly. It buys the water and the 36-day average.
Choose Kennesaw if the mountain matters more than the lake, if you want the restaurant and retail density a 51,000-student university supports, if you are buying an investment property with permanent rental demand behind it, or if you want to exploit that $65,000 list-to-sale gap on a seller who priced hopefully.
Then verify the county before you do anything else. Everything downstream, the taxes, the schools, the zoning, the appeal deadline, follows from that one line on the tax record, and the mailbox will lie to you about it.
