Foundation problems in Georgia homes are the single most feared inspection finding, and the fear is out of proportion to the reality in both directions. Buyers walk away from perfectly sound houses over a hairline crack that has not moved in fifteen years. Other buyers close on homes with genuine structural movement because the seller called it settling and everyone wanted the deal to work.
Here is the reframe. The question is never whether a Georgia house has cracks. It will. The questions are what is causing the movement, whether the movement is still active, and whether the cause has been addressed. A stable crack is a scar. An active one is a symptom. Telling them apart is a job for a structural engineer, not for a buyer with a flashlight or a contractor with a quote pad.

1. Understand Why This Happens Here First
The cause is in the ground, and it explains everything else on this list.
Metro Atlanta sits in Georgia’s Piedmont region, where the dominant residential soil is the Cecil series, the iron-rich red clay the area is known for. Red clay is expansive. It swells when it absorbs rain and shrinks during dry spells, and one Cobb County analysis puts that volume change at roughly 10% to 15%, describing the local wet-swell and dry-shrink cycle as about twice what most US regions experience.
The damaging pattern is a prolonged drought followed by heavy sustained rain. The clay shrinks away, then rehydrates and expands rapidly, and the support under different parts of the house changes at different rates. That is called differential settlement, and it is the mechanism behind nearly every symptom below.
2. Stair-Step Cracks in Exterior Brick or Block
This is the most diagnostic exterior sign, and it is worth learning to recognize.
A stair-step crack follows the mortar joints diagonally, stepping up or down along the brick courses. It indicates differential settling, meaning one section of the foundation has moved relative to another. Guidance from Atlanta inspectors suggests cracks wider than about a quarter inch warrant structural evaluation.
Look at the corners of the house and above and below windows, which is where stress concentrates. Take photographs with a coin or tape measure in frame for scale. If you are a seller who has had this repaired, keep the documentation, because photos and an engineer’s letter turn a scary-looking wall into an explained one.
3. Horizontal Cracks in a Basement or Foundation Wall
Of everything on this list, this is the one that most deserves immediate attention.
Vertical and diagonal cracks in poured concrete are common and frequently minor. A horizontal crack running along a basement wall means something different: lateral pressure from soil pushing inward against the wall. Bowing or a wall that leans where it should stand straight is the same problem further along.
This is not a wait-and-watch item. Horizontal cracking and bowing are structural conditions, and they typically involve both a drainage cause and a structural consequence. Get a licensed structural engineer, and get one before you get a repair quote.
4. Doors and Windows That Stick or Will Not Latch
The most common early sign is also the one homeowners explain away most easily.
Georgia is humid, and doors do swell seasonally. The distinction is pattern and persistence. A single door that sticks in August and works fine in November is probably humidity. Multiple doors on the same side of the house that gradually stopped latching over two years, or a door with a visibly uneven gap along the top, is the frame going out of square because the structure moved.
Walk the whole house and operate every door and window. Look at the gap around each closed door. A wedge-shaped gap tells you more than the door’s behavior does.
5. Sloping or Uneven Floors
Floors reveal movement that finish work hides.
The classic test costs nothing: set a marble or a ball on the floor in several rooms and watch. Also feel for soft spots, listen for new squeaks, and look for gaps opening between the flooring and the baseboard. Sagging in the middle of a room over a crawlspace often points to support issues under the house rather than the perimeter foundation.
Slope alone does not establish a structural problem. Old houses settle and then stop. What matters is whether it is progressing, which is why documentation and timing matter more than the measurement itself.
6. Gaps Where Building Components Separate
Separation between parts of the house that should be joined is a strong signal.
Watch for gaps between the foundation and the walls or floors, gaps between the chimney and the roofline, crown molding pulling away from the ceiling, and trim separating at corners. A chimney leaning away from the house is particularly notable, because a masonry chimney is heavy and often sits on its own footing that can settle independently.
Repeated repairs are their own evidence. Caulk over a joint that has separated again, or a crack that has clearly been patched and reopened, tells you the movement did not stop when the cosmetic work was done.
7. Water Where It Should Not Be
Moisture is usually the cause rather than a separate problem, and buyers get this backwards.
Look for efflorescence, the white mineral residue on basement walls, staining at the base of walls, a musty crawlspace, standing water after rain, and rust on the bottom of appliances or support posts.
Foundation contractors make a fair point here: homeowners focus on the crack they can see and ignore the water pattern causing it. Repairing the symptom while leaving the cause in place is how people end up paying twice.
8. Grading and Drainage That Point Toward the House
This is the cheapest thing to fix and the most commonly ignored, and on Georgia clay it matters enormously.
The standard is positive slope away from the foundation, generally at least six inches of drop over the first ten feet. Negative slope directs runoff toward the house, and red clay pools water rather than draining it. Warning signs include water pooling within about six feet of the foundation after rain, eroding lawn edges, a settling driveway at the base, and moisture staining in the basement.

9. Trees, Downspouts, and Everything Else Managing Moisture
Since the problem is the wet-dry cycle, anything affecting soil moisture affects the foundation.
Large trees near the house draw substantial moisture from the soil during dry periods and can contribute to shrinkage on one side. Gutters that dump beside the foundation, downspouts with short discharge, and flower beds that trap moisture against the house all concentrate water in one place rather than moving it away evenly.
None of these are defects a general inspector will necessarily flag as structural. All of them are worth noticing, because they predict future movement and they are inexpensive to correct compared to what they can cause.
What Buyers and Sellers Need to Know
If a general inspection flags anything on this list, hire a licensed structural engineer, not a foundation repair company. Repair contractors provide free inspections and often good work, but they sell repairs, and every published cost figure and prevalence estimate in this space comes from businesses with a financial interest in the answer. An engineer sells an opinion. That is the report you want during due diligence, and it is the one a lender or a future buyer will respect.
On cost, treat every number as a wide range. National figures for foundation settlement repair cluster in the low thousands with moderate projects commonly cited between roughly $2,200 and $8,100, while Georgia-specific estimates range from around $4,500 to $15,000 depending on severity, and major structural remediation can run far higher. Those figures come from contractors and cost aggregators, they vary enormously by cause and access, and the only number that matters is a scoped quote after a diagnosis.
For sellers, documented repair beats undisclosed damage every time. A properly engineered repair with a transferable warranty converts a red flag into an explained item, keeps FHA, VA, and conventional buyers in your pool, and prevents inflated repair credits during negotiation.
