Short answer: Acworth has far more great neighborhoods than the two or three that dominate every online search. Centennial Lakes, Brookstone, Cobblestone, Arthur Hills, Howell Farms, and several smaller pocket communities all offer distinct lifestyles, price points, and home styles that most buyers never consider — because nobody writes about them. After 25+ years walking buyers through Northwest Atlanta, I can tell you there are at least a dozen neighborhoods here that rarely make it into the “top” lists but absolutely should be on your radar.
Here are the ones I think most people overlook.
1. Centennial Lakes
Centennial Lakes is one of those neighborhoods that once you see it, you wonder why nobody talks about it more.
Located in the northeastern section of Acworth, Centennial Lakes is a well-established community with homes ranging from approximately 1,770 to 4,594 square feet. Homes here were largely built by DR Horton and feature open floor plans and a good mix of sizes — which means the neighborhood attracts a broader range of buyers than a single-price community.
What makes it worth a look:
A community fishing lake, swimming pools, walking trails, and tennis
A sub-neighborhood (The Pointe at Centennial Lakes) with midsize homes
A range of townhomes and single-family options in one neighborhood
Reasonable pricing compared to some of the higher-profile Acworth communities
Walkable feel within the community itself
This is a good fit for buyers who want amenities without the cost or exclusivity of a golf-club community.
2. Brookstone
Brookstone is not exactly a secret — but it is chronically underrepresented in conversations about Acworth’s best neighborhoods, despite being one of the most substantial communities in the area.
Centered around the Brookstone Golf & Country Club, Brookstone offers homes ranging from around 1,605 to over 7,500 square feet. That range alone tells you something: there is room here for buyers at many different price points, not just estate-home buyers. You will find traditional brick homes, modern craftsman designs, and everything in between.
What makes Brookstone stand out:
Brookstone Golf & Country Club with its 18-hole championship course
Amenities including tennis courts, swimming, and a clubhouse with dining
An active homeowners association that organizes community events throughout the year
Brookstone Village shopping center nearby with a Publix, Kroger, and other daily conveniences
Easy access to Highway 41 and I-75
A mix of home ages from the 1990s to 2015, which means a wider variety of architectural styles
The catch: because Brookstone homes span two decades of construction, renovation potential varies widely. An experienced agent will help you separate the move-in-ready options from the ones that need updates.
3. Cobblestone (and the Area Around Cobblestone Golf Course)
Cobblestone Golf Course, on the banks of Lake Acworth, was once named the number one public golf course in Georgia by Golf Digest. The neighborhoods surrounding it often get overshadowed by the larger gated communities — which is a shame, because they offer access to one of the best golf experiences in the state without the private club price tag.
Homes in the area vary widely in age and style, from traditional older homes to newer construction. The recently announced Westside Farm at Cobblestone has even brought 55+ active adult options into this corridor.
What makes this area interesting:
Access to a top-ranked public golf course
Proximity to Lake Acworth and all the city parks along its shoreline
A more relaxed, less-gated feel than some of the more exclusive Acworth communities
Mix of home ages gives buyers more negotiating room
4. Arthur Hills and The Creek at Arthur Hills
Arthur Hills is one of those communities that gets casually mentioned but rarely deeply profiled. It is a beautifully planned residential community in the heart of Acworth — meaning landscaping, home placement, and street design all feel more intentional than a typical suburban subdivision.
The Creek at Arthur Hills is a sub-community with its own character. Both sit well for buyers who want an established, well-maintained neighborhood feel without the cost of the highest-end Acworth communities.
What makes it worth a look:
Mature landscaping and thoughtful development
A range of home sizes
Good access to downtown Acworth and major roads
Generally solid resale profile due to the neighborhood’s reputation
5. Howell Farms
Howell Farms is one of those names that shows up on MLS listings and very rarely in neighborhood blogs. It is quieter, more residential, and tends to attract buyers who want a strong community feel without the amenities (and fees) of a country club.
Worth considering if:
You want a traditional subdivision feel with solid homes
Amenities like a golf course are not a priority for you
You prefer a quieter pocket of Acworth
You like the idea of a neighborhood where people stay for years
6. Bentwater (The Honorable Mention)
I know I said Bentwater is the most-written-about Acworth neighborhood. But here is why I still want to mention it: many buyers assume Bentwater is “out of their price range” because the name gets associated with the most expensive homes. In reality, Bentwater is a large community with a wide range of home sizes, styles, and prices. If you have dismissed it without actually looking, you may be surprised.
Bentwater offers a full clubhouse, pools, golf, and a planned-community feel that suits buyers who want an all-in-one lifestyle. It deserves its reputation. It also deserves a closer look from buyers who assumed it was unaffordable.
7. The Smaller Pocket Neighborhoods You Have Never Heard Of
Here is where local experience really matters. Acworth is full of smaller neighborhoods of 30 to 150 homes that rarely show up in searches. Just a few worth knowing about:

Some of these are tucked into areas tourists and commuters drive past every day without noticing. A buyer who limits their search to the “famous” Acworth neighborhoods is often paying a premium for the name when a better fit exists two streets over.
How to Shop Smart Across Acworth
A few things I walk every buyer through before we narrow down a neighborhood:
What is your actual lifestyle? Golf matters a lot to some buyers. To others, it is irrelevant. Lakes, pools, walking trails, HOA activity, gate vs. no gate — all of this should match how you actually live, not how you imagine yourself living.
How long do you plan to stay? A neighborhood that wins on short-term lifestyle may lose on long-term resale, or vice versa. Buying a home is a 5-to-15-year decision for most people.
What are the HOA fees and what do they cover? Two neighborhoods with similar home prices can have vastly different ongoing costs. Always compare on a full-cost-of-ownership basis.
What is the age range of homes? Newer is not always better. Older homes often have larger lots and more architectural character — but also deferred maintenance to budget for.
Drive the neighborhood at different times. A community feels different at 10 AM on a Saturday than at 5:30 PM on a Wednesday. Both matter.
Ask about the community’s future. Planned developments, road changes, and city projects can all affect value over the next 5-10 years. An experienced local agent usually knows what is coming before it shows up on the news.
Why Going Beyond the Obvious Neighborhoods Matters
Here is the truth most buyers discover too late: the neighborhoods with the biggest online presence are usually the most expensive — because marketing dollars drive attention, not necessarily value.
