Crawlspace moisture problems are the finding buyers understand least and inspectors flag most. The report says elevated moisture, damaged vapor barrier, or evidence of microbial growth, and the buyer has no idea whether that means four hundred dollars or fourteen thousand. So they either panic or ignore it, and both are expensive.

Here is the reframe, and it explains why this is so common here. Vented crawlspaces were built on the assumption that cross-ventilation would dry the space out. In a humid climate like Georgia’s, ventilation frequently does the opposite. Warm moist outside air enters, contacts cooler surfaces, and condenses. The vents that were supposed to be the solution are functioning as the delivery system. Georgia’s building code has since evolved to allow sealed, unvented crawlspaces with a vapor retarder and a means of air control, which tells you something about how the original approach performed.

Start with the obvious one, because it changes the diagnosis for everything else.

Water on the ground means an active source: surface drainage entering the space, a plumbing leak, groundwater, or grading that directs runoff toward the foundation. Damp soil months after the last heavy rain means the space is not drying, which on Georgia clay is common because clay holds water rather than draining it.

Do not treat this as a crawlspace problem. Treat it as a water problem that happens to show up in the crawlspace. Sealing a space that has an active water source traps the problem rather than solving it, and the correct sequence is always to find and stop the water first.

2. Relative Humidity Above 60%

This is the measurement that turns a subjective impression into a number, and it costs almost nothing to take.

A properly sealed crawlspace should hold relative humidity below 60% to avoid mold and decay. A simple hygrometer placed in the space gives you a reading in minutes. Readings consistently above that threshold indicate conditions where mold and wood decay become likely over time, whether or not you can see either yet.

Buyers can ask the inspector for a moisture reading rather than accepting a general description. Sellers can take their own reading before listing and know what a buyer’s inspector is going to find.

3. A Musty Odor Inside the House

The smell in your hallway may be coming from under the floor, and there is a physical reason for that.

Air rises. A significant portion of the air you breathe on the first floor was in the crawlspace first, drawn upward through gaps in the subfloor, around plumbing penetrations, and through ductwork. That means crawlspace humidity and whatever is growing down there become an indoor air quality issue, not just a structural one.

If a home smells musty and nobody can locate the source, the crawlspace is the first place to look. This is also why crawlspace moisture is worth addressing even when the structure is still sound.

4. Sagging or Missing Insulation and Rusted Metal

These two tell you moisture has been present for a while.

Fiberglass batt insulation between the floor joists absorbs moisture, gets heavy, and falls out of place. Insulation lying on the ground rather than sitting in the joist bays is a moisture history you can see from the access door. Rust on HVAC equipment, ductwork, support posts, or metal fasteners points to ongoing humidity rather than a single past event.

Both are worth photographing during a walkthrough. They are also the cheapest indicators to spot, since neither requires crawling to the far corner.

5. Wood Discoloration, Soft Spots, and Sagging Floors

This is where a moisture problem becomes a structural one, and the progression is predictable.

Prolonged moisture causes wood to rot, which weakens it. Floors above start to feel soft underfoot, and over time floor joists can fail. Look at the joists, the sill plate, and the subfloor for discoloration, staining, or visible growth, and note anywhere the wood gives when pressed.

Rot is not a wait-and-see finding. If an inspector notes deteriorated framing members, that warrants evaluation by a structural professional and a written repair scope before your due diligence period closes, because the cost range between minor sistering of a joist and significant framing repair is enormous.

6. Efflorescence and Staining on Foundation Walls

The white powdery residue has a name and a meaning.

Efflorescence is mineral deposit left behind when water moves through masonry and evaporates. It is evidence that water has been passing through the foundation wall, not merely sitting near it. Inspectors also look for staining on foundation walls and warped joists as indicators of past or active water intrusion.

As with all water findings, the question to ask the inspector is whether the evidence is historic or active. Those are different problems with different price tags, and the answer determines whether you are negotiating a repair or investigating a system.

7. A Vapor Barrier That Is Torn, Bunched, or Absent

Most Georgia crawlspaces have some plastic on the ground. Most of it is not doing what the owner thinks.

An inspector will note plastic sheeting that is torn, bunched up, or does not extend to the walls. A basic ground vapor barrier is typically 6-mil polyethylene covering the soil, ideally extending partially up the walls with sealed seams. Loose plastic with gaps and rips is closer to decoration than protection.

Two myths worth naming. A sheet of plastic laid down without being sealed to the foundation walls and piers is not a true vapor barrier. And adding a fan to a vented crawlspace often makes things worse, because it pulls more humid outside air into the space.

8. Pests, Which Follow the Moisture

Insects and rodents are attracted to damp environments, and in Georgia one pest in particular matters.

Moisture and wood in contact create conditions favorable to subterranean termites, which is why Georgia transactions conventionally include a termite letter. Increased pest activity is listed among the early warning signs of a crawlspace moisture problem alongside musty odors and condensation on pipes.

The options run from correcting exterior grading and downspout discharge, which is the cheapest and most often the actual fix, to installing a proper sealed ground vapor barrier, to full encapsulation, which seals the vents, applies a heavy vapor barrier to floor and walls, and adds mechanical dehumidification.

On cost, treat every figure with skepticism, including these. Published Georgia and regional ranges put standard vapor barrier installation somewhere around $1,000 to $3,000, dehumidifier installation around $1,500 to $3,000, and full encapsulation anywhere from roughly $1,000 to $15,000 or more, with one Georgia-specific source citing a typical $5,000 to $15,000. That spread is enormous, every one of those numbers comes from a company selling the service, and the only figure that matters is a scoped written quote for your specific crawlspace after the water source has been identified.

Buyers should get an independent evaluation rather than relying solely on a free inspection from a company that performs encapsulation. Sellers should handle this before listing, because moisture findings generate outsized buyer anxiety and outsized repair credit demands.
